Sliding Patio Door upgrade with new ProVia Door in
Bethesda, Maryland

Project Location: Deck patio door

• ProVia AP5400 Series Multi-Lite Patio Door
• White exterior / White interior
• Classic black handleset with keylock
• Top-hung screen with BetterVue mesh

Glass Package:

• Tempered glass
• White Colonial (standard) flat grids

Additional Scope of Work (Contingency Repairs):

During the patio door replacement, concealed damage was discovered at the bottom corners of the existing door frame.

All rotted OSB and deteriorated framing materials at the bottom door area were removed and properly disposed of.
The wall structure was reinforced by installing new pressure-treated studs, and all compromised sections of the bottom plate and subfloor were replaced with pressure-treated wood to ensure solid structural support for the new patio door.

Flashing tape and weather barriers were reinstalled to restore full moisture protection.
All joints were sealed to prevent future water infiltration.

On the opposite bottom corner, exposed and vulnerable wood surfaces were treated with a mold- and rot-resistant primer/paint to help prevent future deterioration.

Why This Patio Door Replacement Was Necessary?

This project required not only a patio door upgrade but also structural repairs caused by long-term moisture exposure. Addressing the hidden damage ensured the new ProVia AP5400 Series patio door was installed on a solid, properly protected opening.
