Premium Oknoplast Tilt-and-Turn Window Replacement
For this window replacement project in Monrovia, Maryland, our team at All Dwelling Solutions replaced aging Andersen windows that had reached the end of their service life. The existing windows showed significant deterioration, including rotted wood components and foggy insulated glass, which affected both the appearance and energy efficiency of the home.
The homeowners wanted to keep the warm, traditional appearance of wood while upgrading to a modern, energy-efficient window system that would require significantly less maintenance. We installed premium Oknoplast PIXEL tilt-and-turn windows, combining European window technology with a custom appearance designed specifically for this home.
Custom Mountain Pine Interior — Wood Look Without a Wood Window
One of the highlights of this project is the custom Mountain Pine interior finish. It provides the rich grain and appearance of natural wood while the window itself is constructed from high-performance PVC.
From inside the home, the Mountain Pine finish closely complements the traditional interior and creates the appearance of a real wood window without relying on a conventional wood frame.
For the exterior, the homeowners selected white, allowing the new windows to integrate naturally with the existing brick exterior and white architectural trim.
Full-Frame Window Replacement
This was not a simple insert-window installation. We performed a full-frame window replacement, removing the existing windows so the condition of the original opening could be inspected and the new Oknoplast windows could be properly integrated into the home.
The bay area included a large approximately 71× 68 picture window, along with operable Oknoplast PIXEL tilt-and-turn windows.
The large fixed window provides an expansive view and natural light, while the operable units give the homeowners the flexibility of European dual-action operation. The sash can tilt inward for controlled ventilation or swing inward for a larger opening and convenient access.
The windows were manufactured with 1-inch double-glazed insulated glass, Low-E coating, argon gas fill, and tempered glass. The NFRC-rated configuration has a U-Factor of 0.27 and a Solar Heat Gain Coefficient of 0.35.
Professional Waterproofing and Installation
A premium window performs properly only when the installation is completed correctly. During this project, our team carefully prepared the openings and incorporated professional waterproofing and air-sealing materials.
We used Protecto flashing tape all around the window, professional low-expansion window and door foam insulation, structural shimming, and appropriate fasteners. The exterior perimeter was then sealed with professional-grade exterior sealant.
This installation approach helps protect the rough opening against water intrusion and air leakage while creating a properly insulated connection between the new window and the home.
We also use laser leveling equipment during installation to properly position, level, and square each unit—particularly important with large European tilt-and-turn windows where precise installation contributes to smooth long-term operation.
Oknoplast Windows for the Basement
The project also included new Oknoplast windows for the basement. For these openings, the homeowners selected a more traditional white interior and white exterior finish while maintaining the same premium Oknoplast window system and coordinated configuration.
This allowed the homeowners to use different finishes in different areas of the house while maintaining consistent window quality, performance, and European design throughout the project.

He was the most detailed in describing the care required during installation and he shared where other companies would likely cut corners. This was confirmed further when questioning other companies on their installation process. 2. Project Execution: The ADS team showed up on time each day and worked through the day to complete the project in a timely manner. They were respectful of the house and took additional care in cleaning the job site each day. The project proceeded as scheduled. 3. Quality of Work: Excellent, we could not be more pleased. Every gap was foamed. Clean caulk lines and the retrimming work makes everything look brand new. I have no doubt these will be weather proof for years to come.
